Make sure your site is properly insured before you start building your home.

Some insurance companies provide insurance for self-builds.

What your insurance should include

Check that your insurance covers:

  • theft
  • vandalism
  • public and employer’s liability – to protect any people working on the site

Getting a structural warranty

A structural warranty insures your home against structural problems. It lasts for 10 years after the house is built. Your insurance provider will check that your home was built to the right standards before they give you a structural warranty.

Some mortgage lenders will ask for a structural warranty as a condition of the loan.

It will also help you sell your self-build home, if you decide to do this within 10 years of completing the build.
