Increasing the rent for a regulated tenancy

If your tenant has a regulated tenancy, you can only increase their rent if they agree to it in writing. 

If your tenant does not agree, you must apply to have the rent registered as a fair rent.  

You can only register a new fair rent for the property once every 3 years.

If your tenant does not accept the fair rent 

They can take you to a tribunal about the fair rent. The tribunal is called the First-tier Tribunal for Scotland (Housing and Property Chamber).

The tribunal will decide if the fair rent is too high.
