Increasing the rent for an assured tenancy
If your tenant has an assured tenancy, you cannot increase their rent during the tenancy's fixed term unless either:
- the tenancy agreement says it will increase
- the tenant agrees to a rent increase
If you want to increase the rent at the end of the fixed term, you must give the tenant at least one rent period's notice. This means giving one month notice if they pay rent monthly, or one week if they pay weekly.
You can only increase the rent once in a 12-month period.
The form you need to use
For an assured tenancy, you must send your tenant an AT2 form to tell them you want to increase the rent.

If you’re sending it by post or email, you must allow 2 days for them to get it.
The tenant needs to return part 3 of the form to you, to say they either:
- accept the rent increase
- do not accept the rent increase
If your tenant does not accept the rent increase
They can take you to a tribunal about the rent increase. The tribunal is called the First-tier Tribunal for Scotland (Housing and Property Chamber).
The tribunal will decide if the rent increase is too high.
They must apply to the tribunal before the new rent takes effect.
