Registering as a private landlord
Before you can rent out your property you must register as a landlord, unless any exemptions apply.
If anyone else owns the property with you, they must register too.
You must renew your registration every 3 years.
It's a criminal offence to rent out a property without being registered. You can be fined up to £50,000.
Check if you're exempt from registration
You may be exempt if any of the following apply:
- you live in the property as a resident landlord
- your tenants are family members
- your property is for holiday lets – these may need a short-term let licence
- the property is managed by a religious order
- the property has an agricultural or crofting tenancy
- the property provides care services regulated by the Care Inspectorate

When you register, you must confirm you understand your responsibilities as a landlord.

When you advertise or list your property
Any adverts or property listings must have either:
- your landlord registration number
- the words ‘landlord registration pending’ if your application is still being processed
All adverts must also have the property’s Energy Performance Certificate rating.
If you want to get accreditation
Accreditation is optional for landlords. Being accredited could make tenants more likely to want to rent from you.
You can apply for accreditation on the Landlord Accreditation Scotland website.
You can also ask your local council if they have an accreditation scheme.
