What to give a private tenant before they move in
You must make sure you give a tenant the correct tenancy documents.
There are other documents and information about the property that you must give them.
Documents you must give your tenant
You must give your tenant:
- a gas safety certificate, if there are any gas appliances
- an Electrical Safety Inspection Report
- a PAT Testing report, for any electrical appliances you provide
- an Energy Performance Certificate
- evidence you’ve taken reasonable steps to assess the risk of legionella
Other information it helps to provide
It can also help to give your tenant the following information:
- an inventory of items in the property, in case there are later disputes about any damage or missing items
- the property’s Council Tax band
- how to turn off the water supply
- how to turn off and reset the electricity
You can also give them a privacy notice. This is a document that tells them how you'll follow data privacy laws (GDPR) when using their details. You can download a template privacy notice on gov.scot.
