Ending a tenancy and evictions as a private landlord

There are rules you must follow if you want to end your tenant’s tenancy, including:

  • the reasons you can use – called eviction grounds
  • the notice period you need to give the tenant
  • the form you need to use to give them written notice

The rules are different if your tenant wants to end the tenancy.

If your tenant does not move out by the end of their notice period, you’ll need to follow rules for applying for an eviction order.

If you harass your tenant into leaving, it could be an illegal eviction.
