How to get and display an EPC
You can find an existing Energy Performance Certificate (EPC) on the Scottish EPC Register by searching for either the:
- postcode
- Report Reference Number (a 16 digit number at the top right corner of the certificate)
Landlords must give new and prospective tenants both:
- an EPC
- a Recommendations Report
If they do not, you can report them to your local council. It’s a legal requirement and they could be fined.

Get a new or updated EPC
An EPC is valid for up to 10 years. If you make changes to your property, you may want to update the EPC as the rating may change.
Only a member of an approved organisation can assess your property and issue an EPC.
Costs vary depending on the property. Ask the assessor for a quote and consider getting quotes from more than one to compare prices.
Find an EPC assessor on the Scottish EPC register website.
Display an EPC
Some types of non-domestic building must display an EPC.
You can find guidance on requirements to display an EPC on gov.scot.
