Overview

If you're building a new home you can reclaim some of the VAT you've paid during the process.

You can get a refund on VAT paid for some building materials, as long as:

  • the type of home you build qualifies for a VAT refund
  • you keep records of what you bought
  • you submit a claim within 3 months of the build being finished

New builds are 'zero-rated'. This means your builder should not charge you VAT for any work done because they can claim it back themselves later. If a builder tries to charge you VAT, make sure they change this.
